What is retained?
— all current marine services
— all existing public moorage berths
— the present boat lifting facilities
— the Esso gas barge

What is added?
— public areas for coffee shop
-- public areas for washrooms
— organized work stations
— new boat handiing facilities

— landscaping
What is improved?

— the boat yard work area by:

— stabilizing the seaward edge

— grading and resurfacing

— provision of organized work stations
— the marine building, including:

— enclosed boat repair space

— shipwright facilities

— -ngine repairs shop

— yacht sales office
— the public moorage berths by improvements to:

~~ dock hardware

~~ decking and flotation

—- access ramp

— fresh water supply

What about the residential building?
— the maximum height wil! be four storeys
— the height will not exceed the elevation of Marine Drive

What are the benefits to the Municipality?

— 4.3 acres of waterfront land given to municipality for $1 in
perpetuity

— widening of Marine Drive adjacent to the site including new
sidewalk on south side of Marine Drive

— alt improvements to boat yard and marina including new
marine services building given to municipality and lease back
to Internation Land

— 2 of the cost of improvements to Marine Drive including
sidewalk contributed by Internation Land

— increase in property tax base of over 500%

— new and attractive entrance to Fisherman's Cove
