New house prices in Feb- ruary were at a $200,000 median in Vancouver which was the same as in January. A small decline occured in Victoria but Matsqui’s me- dian was up to $111,500. Condominium inventory was down in February at 740 units. This was the eighth consecutive monthly decline and places inventory at its lowest point in many years. Relative to absorption, inventory was very low in Vancouver. Housing starts in B.C. during 1989 are forecast at 32,410 units, up from 30,487 units last year. More single detached and condominium starts account for most on the increase. Higher supply is in response to low inventory and higher prices which are due to higher demand stemming from more migra- tion and a stronger economy. Market rental absorption and inventory continue to be constrained by low starts levels. Housing starts were lower in February following January’s high level. Fewer condominium starts account for chis decline. This is most evident in Victoria and Kelowna. Total starts are 1,898 units in urban B.C. during Febru- ary which is down from 2,554 units in January. Compared to the same month one year ago, starts are up 43 per cent from 1,326 units. February’s decline is in multiples starts. January multiples starts were 1,522 units and Feburary’s were 829 units. Condominium starts account for most of this decline. Single detached starts were up slightly over January. Within urban B.C., starts were down in most centres over January. Most of the decline, though, is in Van- couver, Victoria and Kelowna. These three centres had high multiples starts levels in January. In the first two months, starts were well ahead of last year. In urban B.C., starts are 59 per cent higher this . year at 4,452 units compared to 2,796 units last year. The large per cent change between this year and last year will shrink as the year progresses. Compared to urban Canada’s 12 per cent gain so far this year, B.C. is performing strongly. Most centres in B.C. are up on the same basis. Van- couver is up 56 per cent and Victoria is up 128 per cent. Sixteen of the 26 urban cen- tres are up over last year.
