Duplex plan riles neighbors

Both lots are currently occupied
by. one-storey single-family
homes. The proposed duplexes
would each be two-storey build-
ings, about 24 feet (7.3 m) high.

Barbara Edey, who lives in the
duplex between the two lots, said
her home would Jose all of its
light if the duplexes were built.

“If these. two duplexes go up,
I’m sure moss will start growing
in the kitchen,’’ she said.

Shaabazi was asked if he would
consider modifications to his
designs to reflect the concerns of
the neighbors. He said that if he
could not put up the duplexes as
proposed, he would put up
single-family homes.

as big as the duplexes and could
be as much as six feet (1.8 m)
taller than the buildings proposed.

A one-storey duplex like the
one in which Edey and Lefort live
would not be aliowed under cur-
rent bylaws, because it was too
long, council was told.

Coun. Bill Bell said he hoped
that all developers would at Jeast
try to meet the concerns of their
neighbors.

Coun. John Braithwaite said it
was ‘‘pretty difficult for council
to make a decision’’ because
single-family homes on the sites
could be taller.

Added Coun. Rod Clark, ‘‘Un-
fortunately this is a neighborhood
in change. What is proposed here
is very much in keeping with the
official community plan.’

He said he did not fecl he had
enough information upon which
to base a decision, and moved
deferral of a vate on the zoning so
that council staff vould consult
the developer about possible ar-
chitectural changes to make the
duplexes more acceptable to the
neighbors.

Earlier, Coun. Barbara Sharp
said: **l would like to have an
opportunity to make a reading of
the residents to see if they would
prefer a single-family dwelling or
a duplex.’*

Council voted in favor of defer-
ring a decision on the duplex plan.
