BUYERS. BENEFIT Strike affects housing THE STRIKE by public-service employees in British Columbia slowed real estate activity in the province in the third quarter of this year and rein- forced an established buyers’ market. That’s one of the conclusions drawn from the latest Royal Trust Survey of Canadian House Prices. The national survey tracks housing prices across Canada on a quarterly basis in six categories: detached, three- bedroom bungalow; detach- ed two-storey, four-bedroom home; standard con- dominium townhouse; luxury condominium townhouse; standard condominium apartment; and luxury con- dominium apartment. ‘‘October, 1983 MLS figures from the greater Van- couver Real Estate Board, show a 27 per cent decrease in volume compared to Oc- tober, 1982,’’ says Peter Bakonyi, Royal Trust Regional Manager for British Columbia. ‘‘However, in spite of the decrease, October 1982 to October 1983 registered a 44 per cent in- crease in volume,"’ he adds. Bakonyi attributes increas- ed activity in the resale hous- ing market in the second half of 1983 to a renewed con- fidence in the economy as the construction and resource tn- dustrics show signs of recovery “The strike affected both buyers and = vendors,’’ he notes ‘“‘Many buyers, uncer tain about employment con ditions, delayed the decision to purchase At the same BENTAX Tax Preparation All refund purchases Refund tuying subject 123 E. 15th, N. Detached bungalows increas- ed in value by 11.2 per cent, and two-storey homes by 12 per cent for the year. Stan- dard condominium = apart- ments and luxury con- dominium apartments also increased by as much as 14.8 and 14.7 per cent respectively. In North Vancouver, stan- dard and luxury con- dominium apartments § did not fare as well, decreasing in valuc by 12.8 and 10 per cent over the year In Richmond, detached two-storey homes gained in price by 12.9 per cent’ Lux ury condominium tOwnhouses increased from $130,000 in January 1983 to $150,000 12 months later, a 15.4 per cent increasc. Throughout the rest of British Columbia, prices in most categories and most areas decreased slightly in 1983. The most significant decreases were noted in Pen- ticton, where detached two- storey homes decreased from $105,000 to $92,000, or 12.4 per cent; and in Kamloops, where standard con- dominium townhouses decreased by 15.9 per cent, luxury condominium townhouses by 12.6 per cent, and luxury condominium apartments by 13 per cent. The survey reflects Royal Trust’s estimate of ‘‘fair market valuc’’ in cach location, bas- ed on data and opinion sup- plied by Royal Trust Real Estate personnel across Canada.
