Public hearing okayed for WV development

A MULTIPLE family dwelling
development proposed for an area
above the Upper Levels Highway
will soon go to public hearing.

West Vancouver District Council
voiced concern recently about the
density of the 75 units proposed
for 13 acres near the Cypress Bowl
Road.

But council members had
nothing but words of praise for the
design concept.

The development would be ideal
for local residents who have sold
their homes, but wish to remain in
West Vancouver in a_ smaller
dwelling, said Ald. David Finlay.

“*I agree that there is a shortage

of this type of housing ... 1 par-
ticularly like the park-like setting,”
putin Ald. Gordon Rowntree.

Ald. Diana Hutchinson was also
in favor of the project brought
forward by Ancore-International.
But she was concerned that the
resulting density of six units per
acre goes against the Community
Plan’s stipulated 1.5 units per acre
or even the 2.5 units per acre
possible through the ‘‘density
transfer’’ system.

One of the objectives of the
Community Plan has been to
preserve some of the forest nature.

be asked to acquire 17 additional
acres to be dedicated as unused
open space. This would reduce the
density to 2.5 units/acre.
Alternatively, council could
make exception to the higher den-
sity of this project and designate

43 acres of other land at 1.5 units
per acre — a restriction that might
not be acceptable to the owners of
that land.

Mayor Derrick Humphreys felt
that to make this kind of direction
to the developer, prior to public
hearing, would be ‘“‘prejudgement

by the developer and the comments
from the hearing.”’

Council finally agreed to instruct
staff to prepare the necessary zon-
ing bylaw amendment and
development permit, prior to set-
ting a date for the public hearing.
