The Architectural Institute of British Columbia has the follow- ing advice for those homeowners who need the services of an ar- chitect. What is the role of an architect in a renovation project? First of all, you and your ar- chitect will review what you want to achieve from your renovation. You will discuss your plans and. examine how your existing home can be adjusted to meet your new requirements. Your architect will then careful- ly examine the characteristics of the existing house with the renovation in mind. In most cases, there are no plans of the original house, so an architect will have these drafted. Sometimes the architect will sug- gest having a structural analysis of the existing building undertaken. Then your architect will con- sider local zoning requirements to see what the municipality is going to allow you to build. | How do I know if I need a building permit? In most municipalities all new construction and any remodelling of existing premises beyond basic ’ maintenance requires a building permit. - You can paint your house or jandscape your yard, but if you are planning an addition or any structural, electrical, plumbing, gas or similar changes, a permit must be obtained. To qualify for a building permit the design of your project must conform to all local municipal zoning ordinances and to the B.C, Building Code. The plans and specifications that you submit must clearly il- oC ONn - Specializing in NEW HOMES AND RECREATIONAL PROPERTY TELEPHONE (€04) 920-3007 Member A.1,6.C, lustrate to the plan-checking authorities that the design con- forms to these regulations. What kind of things are specified in the Building Code? The code is concerned with things such as fire safety, structu- ral beams and columns, ventila- tion, roofing requirements, mini- mum sizes for rooms, window- to-floor area ratio, and even the height of your porch railing! I. know what 1 wani. Can’: I just ask an architect to draw up the plans for me? The role of an architect goes far beyond drawing tp plans. An ar- chitect will listen to your needs and provide professional advice, considering many factors. An architect will do all planning and design, develop the plans, secure the necessary building per- mits, assist you in hiring a general contractor, and inspect construc- tion as it progres:.s. In most cases a house is a fami- ly’s most valuable possession. Most people only renovate once in a lifetime. Doesn’t it seem like a good idea to use an expert? ’ The Architectural Institute of British Columbia can provide you with a list of architects who specialize in single-family homes. Most of these architects will have many years of experience with renovations to draw upon. An architect can make sure the renovation complements the ex- isting house, both structurally and in a design sense. This will both make your kome a better place to live, and when you sel!, help assure that the resale value has not been com- promised by substandard renova- tions.
