59 - Friday, October 23, 1987 ~ North Shore News al Rens ingto the Winter home shopping | A FINE LIFESTYLE INSIDE can reap big benefits IF YOU'RE one of the thousands of Canadians considering buying or selling a home within the next year, you may be overlooking a unique opportunity in the real estate market — the winter selling season. The reason it’s unique is because the majority of people don’t know it exists. In reality, nothing could be further from the truth. **We find a lot of people assume there is no market for their homes between Oc- tober and May but that sim- ply isn’t the case,’’ explained Dick Burnham, director of communications for Realty World - Canada, Throughout Canada, the most common time for peo- ple to consider buying or selling property is the sum- mer. With the children out of school and the weather at its most temperate, the con- ditions are right for most customers. But the winter period has its own set of special benefits. “For the buyer, shopping during the winter means there are a lot fewer people looking. This means you can avoid having to go shoulder to shoulder with a whole flock of other buyers which allows you to look more carefully and closely and at a more leisurely pace,’’ said Burnham. “Plus you and your real- tor can spend more time working on your individual tequirements,’’ said Bur- nham. In some cases, shopping during the winter can also deliver greater value. With less buyers, the upward pressure on prices caused by a crowded market is reduc- ed, meaning there is less chance of becoming em- broiled in bidding wars that often drive prices up. There are also very significant benefits for home-sellers as well. “Because a lot of people think there is no winter market they stop listing their homes in October,’’ explain- ed Burnham. ‘This means those that keep their homes on the market can also benefit from less competi- tion. This helps the price remain stable und increases the interest in those proper- ties which remain listed.’ Other benefits include having the children back in schoo! which makes shopp- ing easier both for parents and for peopic showing their homes. “Overall it makes a tremendous amount of sense to buy or sell property dur- ing the winter. All our real- tors think it is one of the best times to deal in real estate.”” Realty World enjoys record year REALTY WORLD-Canada is headed for a record year, president Harold L. Waddell anneunced at the company's annual convention held recently. “If you have a job without agqgravations, a job.” A generally strong Cana- dian economy accounts for some of the growth, he said. “But most is the result of expansion of the Realty World system coast-to-coast.
