Condos, be they townhouses or strata-titled apartments, are no longer looked down on or sneering- ly seen as a housing alter- native only for those of limited means. They’ve become a major part of the housing market and, with the continued ac- ceptance of the lifestyle op- tion they offer, have at- tracted some of the region’s top residential housing de- signers and builders and up- scale buyers. It was only in the late 1960s that legislation was enacted to allow for strata- titled condominiums and it wasn’t until the early 70s that the new style of housing began to have a significant impact on the housing mar- ket. The real estate boom of 1973, gave marketplace ac- ceptance to condoniums but even then, the increasing number of townhouses displaying for sale signs were seen as low-cost housing alternatives or as stepping stones for young couples on their way to a more tradi- tional detached single family sundeck space, 3000 sq ft. tainers’ delight, $137,500 MARK C 60x200, tenced PAT HAVERUK 022-2429 1381 marine drive, wv BEAUTIFULLY | REST ORED “GRAND OLDIE” Winter & summer kitchens. 5 large bdrms., 3% baths., ocean view, Altamont. $200's. , BILL CORDS 926-5149 FORECLOSURE PENDING PRICE SLASHED tabulus new oak kitchens, skylights. toads ol 45 bdrms . It took, instead, the soft market of 1974 and 1975 and a growing tendancy of builders to more fully ex- plore the possibilities of condominium development, to give the strata-titled units the attractiveness they enjoy today. When the real estate mar- ket went wild in the late 1970s and early 1980s, and buyers began scrambling for accomodation, con- dominiums took off in much the same way the single fam- ily dwelling market did. Buyer interest, in turn, touched off more construc- tion — and conversion of ex- isting apartments — further Strengthening the market. During the early part of the 1980s, trends in the condo market have paralleled those of the single family home market in terms of pricing and marketability. That was clearly shown in figures released by the Greater Vancouver Real _ Estate Board earlier this year 55,000. deck RANCH STYLE | Superb ocean view, a charming spacious fami- y, home wishipdeck floors. Trends breaks housing down into four groups by price, strikes a median price for each group and com- pares that with the previous | year’s figure as a way of determining the strength of the market. Figures for North Van- couver showed 225 condos sold during 1983, -with the median price for each_of. the four price groups down only slightly from the year be- fore. The 737 -single family dwelling units sold during the same year, showed the same pattern with the slight decline in median values. In West Vancouver in 1983, meanwhile, condos generally out-performed detached housing units with slight declines in median price in the lower two categories, no change in the third and a 46 per cent in- crease in value in the catego- ry covering the highest-pric- ed units. . Detached housing median pricés, meanwhile, lost ground ‘slightly in all categories ; , 7831 SUCH A DEAL - YOU WON’T BELIEVE! $53,000 TWO BDRM. CORNER STE.
