Cr 10 - Friday, August 12, 1994 - North Shore News NVC council considers future of heritage house Lower Lonsdale redevelopment on West 5th Street THE WRECKING ball re- ceived rare public support Monday as North Vancouver City councillors heard public submissions that favored the demolition of a heritage house at 278 West Sth St. NORTH VANCOUVER CITY COUNCIL By Robert Galster The planned development includes the building of an infill or a second structure behind the origi- nal house. * Wilfried Geppert, speaking on behalf of the developers, indicated that if the proposed infill were rejected by council, the house that has occupied the fot since 1923 would be demolished and a duplex constructed in its place. The property is currently zoned to allow duplex construction. While the existing house is on the supplemental heritage list, it is not afforded the protection of a full-fledged heritage designation. The proposed addition of a sec- ond stricture on to the lot is made feasible by the unusual positioning of the original house. It is currently set back from the street only 4,2 metres (14 ft.) ver- sus a minimum setback of 7.5 metres (25 ft.) for any new struc- tures under current zoning bylaws. James Shellard has lived direct- ly to the north of the property for the past seven years. He said he was alarmed by the proposed construction of a separate infill. “Never in my wildest dreams did I expect to see a house being built in that backyard,” said Shellard. Asa result, in response to Coun. Bill Bell’s question asking his pref- erence between the present propos- al and the construction of a new duplex, Shellard favored the demo- lition of the original house. “I hate to answer this question, but I would have to say I would prefer a new single home,” said Shellard. “It would only make sense to have a structure in the middle of the lot.” Paul McKnight lived in the house under debate for eight years as a renter before it was sold to the current owners. He would aiso prefer to see the house torn down rather than share its lot with another structure. Stella Jo Dean, who is also a member of the Heritage Advisory Committee, suggested constructing a duplex by adding a structure onto the original house. However, Geppert indicated that such a plan is not financially feasible. He expressed his frustration with council's decision to not pro- ceed with second reading, thus denying the motion. “They (council) have to make their decision whether they want all new buildings or to retain the old ones,” said Geppert.
