This means .hat insulation work and structural components must be protected by an effective air-vapor ‘arrier which is impervious io the passage of water vapor and moisture-jaden air. A continuous sheet of 6 mm polyethylene provides an excelent air-vapor barrier. Alternatively, the barrier can be achieved by seal- ing all the air leakage points at cracks and penetrations in the building envelope and applying several coats of an impermeable finish, such as low perméability latex paint, to walls and ceilings. Installing caulking and weatherstripping to seal the cracks and penetrations in the building - envelope will reduce warm air leakage which is a major source of heat loss ia most Canadian homes. However, air leakage’ control also reduces the natural supply of fresh air. While it is difficult to seal a house so tightly that fresh air supplies are inadequate, it is still advisable to make sure that - your house has sufficient ventila- tion after air sealing work is com- pleted. Inadequate vertilz..ion may pro- duce air quality pro’ lems indicated by stale or stuffy air or lingering odors. If these symptoms occur in your house after draftproofing work has been carried out, it may be advisable to increase ventilation by adding kitchen or bathroom You should also ensure that potential sources of air pollution such as paints and solvents are well-sealed and stored in a ven- tilated area so that excessive con- centrations of fumes will not be a problem after air leakage control work has been done. In addition, draftproofing work will tend to increase humidity levels in your house since there will be less natural ventilation to expel . the moisture produced by indoor sources, To ensure that humidity levels are not too high, watch for symp- toms such as substantial condensa- tion on windows during the winter, evidence of mould or mildew on walls or ceiling, or mioisture build-up surfaces in the attic, If these symptoms exist, you will need to implement a moisture con- trol program. This will involve reducing indoor sources of moisture production, through such measures as limiting the excessive . moisture produced by washing and cooking, turning off humidifiers, making sure your dryer is vented outdoors, amd ensuring that your basement foundation is properly drained and damp-proofed. It also involves ensuring ade- quate ventilation by installing kitchen or bathroom fans or, if necessary, a heat recovery ven- tilator. Replacing older ‘‘leaky’’ win- dows with more energy-efficient sealed units can sometimes cause problems with excessive window condensation. However, it's not usually the fault of the windows or the installer. It’s more likely because the win- dows have made your house tighter, causing indoor humidity levels to rise to the point where ex- cessive window condensation oc- curs. The solution is to find ways to reduce indoor moisture producticn in your house as outlined above. Mechanical systems include all the household equipment and ap- pliances which condition or in- fluence your indoor environment. Changes in these systems may have major impacts on heat, air and moisture flows. For example, adding a clothes dryer which is not vented directly to the outdoors will increase in- door humidity and the potential for moisture problems. Similarly, excessive operation of a humidifier may lead io extreme indoor moisture levels and ensure damage to structural components of the building.
