North ~ Vancouver parallels this trend - West Vancouver certainly does not. Yes, West Van's average prices are all up (detached +19%, townhomes + 4% and apartments +21%) but so are number of sales in each of those categories (year to date) - detached #20%, & townhomes +26% and apartments +11%. Acresting period in the ever-unfolding drama of! North Shore real estate! While North Van may not presently be sharing that “cresting experience”, its cycle seems to be undergoing some subtle changes. - ‘As. | commented above, it is somewhat in sync: with.Greater Vancouver wiih detached average: prices up 5/6%, townhomes up 2% and apartments up 1/2%. Numbers of sales is still down in all categories (detached -6%, townhomes - 26% and apariments --27% on a year to date vs 1999 basis, however the “subtle” !| referred to a moment ago con- cerns the numbers slippage which seems to be reversing. Not dramatically but noticeable in each cate- gory. Last months YTD's were detached 9%, townhomes 27% and apartments 28%. One swallow does not: a summer make and neither does one month a reversal make - but this will be monitored by yours truly.
