QUICK ACCESS “For example, an analysis of the internal characteristics of the resale residential sec- tor in 1987 indicates we will experience aaother healthy year in terms of sales and prices. Purchasers who will be most successful in the more active areas will be those who have the quickest access to listing information. Similarly, the pace at which house prices rise will make it difficult for sellers to accu- rately price their homes. Again, access to market data will be the key to making ef- fective price decisions,’’ say Cormack, Within the commercial real estate markets, a variety of characteristics will con- tinue to impact user and in- vestor decisions. Access to real estate information will be critical to: * tenants and landlords. With the proper informa- tion, the lease selection and negotiation process can be simplified. In addition, landlords and tenants can confidently assess financial alternatives. © investors. HANDY INFORMATION As well, notes Cormack, information on the changing make-up of users will be particularly important to those who sell, buy or lease residential, office, industrial or retail real estate product. ‘In the residential market, information such as the growing percentage of first- time buyers, singles, two- income families and empty- nesters and their changing financial situations can be important to those who offer new or resale housing to tie market,’’ says Cormack. Within the commercial real estate market, changing user and investor demographics can take a variety ot forms, notes Cormack, adding that each shift can have an_ upside, providing market players make sound decisions back- ed by real estate knowledge. “For example, in the in- dustrial real estate market, a well-documented trend has been the growth of firms on the leading edge of techno- logical advances, Higher-end users often require accom- modation with a higher of- fice component. This is one explanation for the growth in build-to-suit accommoda- tion.”” MOBILE TENANTS “As well, in the office market in particular, the in- creased mobility of tenants — what I refer to as ‘techno- logicatly-motivated mobility’ — is causing obsolescence in commercial real estate pro- duct to become a major, but largely unrecognized, pro- blem.’’ On the level of pure popu- lation demographics, says Cormack, there are pro- found implications for the retail sector. With the baby-boom generation rep- resenting more than 40 per cent of Canada’s popula- tion, now entering its peak spending years, retailers must be able to accurately assess buyer needs.
