8 ~ Sunday, October 27, 1991 ~ North Shore News Developers transform former marina site Exclusive waterfront lots destined for seven-acre property THE FORMER site of the Newman Creek marina, seven minutes north of Horseshoe Bay on Highway 99, will soon be home to the most exclusive waterfront lots in Van- couver. Baccarat Investments purchased the seven acres of land which had been used as a dry-land marina in December 1989. “The marina had been in receivership three times,’’ said Baccarat’s Derex Tretheway. Together with his partner, Jerry Bordian, Tretheway spent two years creating 2 development plan for the land. “It’s a very unique site,’’ Tretheway said. ‘“‘There are very few areas between Horseshoe Bay and Squamish that can be devel- oped, particularly waterfront. . “Initially the plan was to keep the marina and develop two or four lots, but it just wasn’t fea-. sible.” Baccarat Investments began clearing the site in late August for development of an exclusive 18-lot _ residential area. It’s such a romantic, natural setting,"’ Bor- dian said. ‘“We want to keep it this way, which is why we made the lots part of a bare land strata with firm guidelines.’’ The strata guidelines state that each house must be professionalily designed using natural materials with soft, unobtrusive colors. Baccarat Investments has set a budget of over $350,000 for land- scaping, which will include plant- ing dozens of full grown trees, seedling grass and planting wild flowers. “‘Because of the marina, it was cleared land to begin with,"* Bor- dian said. ‘‘So far we have only removed two trees, both for safety reasons.”” The Newman Creek develop- ment is an unincorporated ter- ritory, separate from Lions Bay Village and West Vancouver District; it requires its own waier, sewage and garbage disposal systems. “It’s been costly to develop. We've worked with: 34 different government agencies to develop this project, as well as BC Rail and the Greater Vancouver Regional District,’ said Tretheway. “We will be drawing our water from Newman Creek and we are installing a state-of-the-art sewage treatment with primary, secondary and partial tertiary treatment resulting in water that is nearly 100% pure.’’ The lots were recently appraised at approximately $300,000 for hill lots and $500,000 for waterfront lots. Prices will be adjusted for the sale of the lots in the spring ac- cording to Canada Mortgage and Housing Corp. statistics. The lots will sell for an estimated $475,000 to $575,000, depending on their size and loca- tion, which is still a bargain con- sidering West Vancouver water- front lots start at over $2 million. “The views are a lot nicer than in West Vancouver. They’re the prettiest in the world,’’ said Tretheway. ‘‘There are no freighters and buildings, just the ocean and the Gulf islands.” Baccarat Investments plans to Start construction of a Newman Creek show home by November.
