The quarterly cross-Canada study tracks the estimated selling price of six categories of housing in over 170 communities from coast to coast. In many areas some of the largest percentage increases in housing values have been seen in the condominium categories. For example, one of the largest increases for any type of housing in the Vancouver area has occurred in the Juxury condominium apartment category in the Kerrisdale area, which has increased 22 per cent in the past year to $250,000. - In. Burnaby, the largest increase-among the six types of “housing reported in the Royal LePage survey was the 10.5 per cent rise in the estimated value of a stan- dard condominium apart- ment, which is now priced at ’ $63,000, compared to. $57,000 in April, 1986. An identical home in North Vancouver is estimated at $168,000, up 6.3 per cent in the past year. In the North Delta area the executive home category is now priced at $140,000, 5.3 per cent higher than it was last April. Although 1986 was a good year for resale housing values in the Vancouver area, price increases in 1987 have been considerably higher in many cases. The price of a detached bungalow in East Vancouver has increased $9,000 in the past year, but $4,000 of this increase has occurred in the last three months. More strikingly, all of the estimated $7,000 increase in the value of a bungalow in Tsawwassen in the past year has occurred since January. In other B.C. com- -munities, residential real ‘estate values have been more stable. . In Victoria, for example, price increases in the past year have been in the five to - 10 per cent range. The stan- * dard two-storey home, typi- cal of .more_ established areas, has increased 5.2 per cent, from $95,000 last April t to $100,000 this year. Like the trend in Van- couver, the majority of this increase has been recorded in the last three months. Con- dominium housing has en- joyed some of the largest in- creases in Victoria. A standard condominium apartment, for instance, has increased 8.3 per cent to $65,000. . In Nanaimo, the price of all five categories of housing reported for the area remain unchanged from a year ago. The markets in interior B.C. communities have been very stable in the. past year. In Kamloops, an executive detached two-storey home is up two per cent to $101,000, while a detached bungalow in the same area has risen 3.2 per cent, to $64,000.
