ACCORDING TO REALTOR | Canadians accept high mortgage rates WHILE DEMAND for mortgage funds has slowed, consumers appear willing to accept the higher cost of bor- rowing, according to the latest Canadian Mortgage Market Bulletin. Mortgage rates have risen another half a percentage point in the past month to 13% - 15 per cent for one to five-year terms. Historically,. as mortgage rates have climb- ed above the 14 per cent range, consumers have done two things: retrench, delay- ing their home purchases un- til mortgage rates decline; or, those going ahead with their home purchasing plans, have insisted on vendor-assisted financing. However, according to A.E. LePage’s residential spokesman, Don Hewitt, there has not been a sub- Stantial increase in vendor- assisted financing during this most recent series of increases. , ‘*It appears that buyers are still willing to accept higher interest rates,’’ says Hewitt. “‘While some purchasers are requesting assistance, such as vendor take-backs, and mortgage pay-downs, (and some vendors are offer- ing), few deals are being con- cluded with such ar- rangements in place.’’ Hewitt advises that the cost to consumers for arranging vendor take-backs is lower than for mortgage pay-downs because the purchaser must arrange the mortgage pay- down and cover legal and ap- praisal fees.
