NORTH VANCOUVER DISTRICT COUNCIL by Grace Golightly A bylaw was proposed to reduce the allowable height of new single- family buildings by two feet (0.6 m). Present regulations allow a max- imum height of 24 feet (7.2 m) for a flat roof, or a maximum cave height of 24 feet. If adopted (after public hearing) the bylaw would be amended to allow a maximum height of 22 feei (6.6 m) in both cases. Houses with sloped roofs would be allowed a maximum height of 30 feet (9 m) with a slope greater than G in 12 — if the slope of the roof is steeper than six inches (15 cm) for every horizontal 12 inches (30 cm). A maximum of 28 feet (8.4 m) would be aHowed with a slope greater than 4.5 inches (11.4 em) in 12 inches, and a maximum of 26 feet (7.8 m) with a slope greater than three inches (7.6 em) in 12 inches. Bylaws were also proposed to ©. amend regulations on maximum building depth, site coverage and _ floor space ratio definitions in sin- : gle-family zones. As well. limits were proposed on additions, alterations, demoli- tions and reconstruction to protect the character of existing neighbor- hoods west of Lynn Creek until zoning regulations for specific “neighborhoods can be adopted by council. . These guidelines will allow neighborhoods to “stay more or less -intact, and there will be no big ‘Changes-in them until we can get to . Reighborhood- by-neighborhood - Zoning, * said Coun: Janice Harris. ' Variations to the guidelines will ‘be considered, she added. “If-you want to rebuild or sub- stantially. renovate, you will require _@SSONS some dialogue with your neighbors, and you will be moving into a development variance permit situa- tion and it will come to council.” she said, Coun. Ernie Crist commended the planning department on its work. “| like what Pve seen.” he said. Nobody should feel discriminated against.” Staff plan to begin the process of customizing neighborhood zon- ing next month in Norgate, Marlborough Heights, Delbrook and Keith Lynn. With neighborhood support and a minimum of disagreement, dre planning department is attempting to complete the process by June in Norgitte and by the end of January in the other three neighborhoods, In Burnaby, the process of con- ferring with residents, holding pub- lic hearings and recommending zoning changes took nine to 10 months for each neighborhood, A public hearing on the interim bylaw amendments to present zon- ing and building regulations is set for.7 pam. Tuesday, March 15, Vicky Cowan is reiieved ‘to see neighborhood zoning going to pub- lic hearings. Cowan said councillors also met one family who tatked to all their neighbors before designing a $190,000 renovation that didn't block anyone else's views. “So they saw how it can be done.” said Cowan. “We're not trying to stop devel- opment, by any means,” she added. But the so-called monster hous: can create dissension in communi- ties by blocking views, aitering the character of neighborhoods, and lowering nearby property values. She said she sees council being pulled “on one side by the develop- ers, the realtors and the people that want to mike a dollar out of our communities, and on the other side by us who are trying to retain the harmony in our neighborhoods. “It's time we worked together.” NORTH SHORE LIONS CLUI Greater Vancouver Operatic PRESENTS 47h Production BOCK, MUSIC & LINCS BY MEREDITH WILLSON STONY BY MEREDITH WILL SON & PANKLIN LACEY CENTENNIAL THEATRE Feb 24-26 Mar 2-5 8pm Sunday, Feb 27 Matinee 2pm BOX OFFICE. 984-4484 Stact Dinceron: Kern Simrson Muse Duateron Ean.
