40 ~- Friday, December 29, 1989 - North Shore News REAL ESTATE Initiative is an asset if you want to become a@ real estate sales rep Defining the job Real estate sales repre- sentatives buy, sell and lease land, houses, apartments, commercial buildings and other real estate for clients on a commission basis. They study property listings to become familiar with properties for sale, and review trade journals to keep informed of market condi- tions. They meet with pro- spective sellers to solicit listings and advertise proper- ties for sale or lease. They accompany prospective buyers to property sites and discuss features of the prop- erty, asking price and condi- tions of the sale or terms of the lease. Sales representatives draw up a sales or rental agree- ment for the approval of both the buyer and the sell- er. They also advise clients about arranging mortgages, calculating legal fees and other related matters. Com- puter technology and multi- ple listing have enabled rep- resentatives to gain wider access to custcmers’ needs. People in this occupation are usually interested in business contact with people. They enjoy situations which involve influcacing people's opinions and attitudes. Sales experience and initiative are DOREEN ROZEN 922-8237 assets. Getting ready for training There are no minimum education requirements, ex- cept in) the province of Quebec where high school graduation is mandatory. Real estate sales repre- sentatives normally complete training courses of varying duration, depending on the province, before taking the examination for the provin- cial licence. Agents are usually recomniended for the course by their broker or agent. The course includes definitions and types of rel estate, city growth, types of listings, various financing plans, commission rates, agency and contract law, provincial statutes affecting real estate, property evalua- von, offers io purchase, advertising and the Real Estate Board’s Cede of Ethics. Further training is provided in all areas on a voluntary basis. Check the genere! quirements Afi provinces have enacted legislation which requires licensing of real estate repre- sentatives who are consid- ered employees of a broker- age firm. Applicants for licensing as teal estate representatives must be residents of the re- appointment. StKO in soudntaftar MONTREAL TRUST 922-6166 (24 hrs.) Current projections for the finance and real estate industries indicate that employment in the occupa- tion will grow at an average rate in the future. Most real estate sales rep- resentatives join their local real estate board or provin- cial association and, in so doing, become members of the Canadian Real Estate Association.
