For potential buyers, the
fist feature they see when
they step out of the car with
the salesperson is the
garden. First impressions
are lasting!

Gardens are essentially a
cosmetic feature, and their
actual cost is a fraction of
the overall cost of the
home. But they can be 2

deciding factor.

This is especially true of
older homes with well-
established plantings. Fall is
a@ time when gardens can
quickly become untidy. If
the garden is overgrown or
covered up with feaves,
buyers may not want to
undertake the extra work
and expense of putting it in
order.

Although the house may
be just what a buyer wants,
he can be easily discouraged
from the sale if the home-
owner hus not taken the
time to keep lawns raked
and mowed, weeds cleared
and shrubs and trees trimm-
ed.

seller must make more ef-
fort than clearing a space on
the front lawn for the ‘For
Sale’’ sign.

Get the family involved in
raking the grass and flower
beds, and prune the shrubs
and trees. You mighi even
consider adding a basket of
bright, Iate-blooming hearty
plants in a strategic position
such as the front porch to
add a spot of color. If
you've now got some empty
spaces in your flower bed, a
small cedar is a_ relatively
inexpensive way to fill a
fairly large space with a
spot of green that will last
